619 townhouses, duplexes and villas went on sale on Yas Island; Emiratis bought 53% of the homes and delivery is planned in phases by 2029.

Ohana Development said on 27 October that 92% of Phase 2 of Manchester City Yas Residences, its branded waterfront community on Abu Dhabi's Yas Island, sold within 48 hours of launch.

Phase 2 comprised 619 homes: two- and three-bedroom townhouses, duplexes, and four- and five-bedroom villas. All the townhouses and duplexes sold out. Phase 1 sold out within 72 hours earlier in 2026, and construction has been under way since groundbreaking in September. Delivery is scheduled in phases by 2029.

Emirati nationals bought 53% of the Phase 2 homes, and UAE residents and international buyers the remaining 47%. UAE nationals were offered a 30/70 payment plan and other buyers a 35/65 plan. Prices and total sales value were not disclosed.

Gulf News reported that the whole project covers 1.67 million square metres, has more than 2,000 homes and represents an announced investment of AED 15 billion.

The sales add to a busy quarter for Abu Dhabi off-plan property, which made up 81% of residential transactions in the third quarter. As with any off-plan purchase, buyers should check escrow arrangements and the payment schedule against construction milestones.
